It is the path from an idea to a finished house: choosing a lot, designing the home, pricing it, permitting it, building it and handing you the keys. For most central Virginia families it takes about 10 to 14 months from the first conversation to move-in, with construction itself running 6 to 9 of those months. Every home we build is different. The order of operations is not. We answer your questions up front, connect you with lenders who know construction loans, design the home around your land and your budget, and keep you updated from groundbreaking to final walkthrough.
Call us or send a note. We talk through what you want to build, what you want to spend and whether you have land yet. There is no cost and no obligation, and you leave with a realistic sense of whether your plan fits your budget.
We evaluate your lot, draw and refine the plans, and start your selections. Every choice you make here, from the floor plan to the flooring, is one that never has to stop work on the job site later.
You get final numbers, allowances and a clear scope of work before anything is signed. This is also when construction financing closes, so we point you to our financing options early.
We handle permits, sitework, well and septic or utility hookups, and the first pass of the excavator. County permit offices and site conditions set the pace here, which is why we plan for them from day one.
Foundation, framing, roof, mechanicals, insulation, drywall, trim, paint and floors. This is the longest phase. You can reach us any time, and we schedule walkthroughs at key milestones so you always know where your home stands.
Final inspections, a detailed walkthrough together and a punch list we close out before you move in. We never rush to closing, because anything caught here is something you never have to call us about later.
